When I purchase the property, how long will it be until it is occupied?
That is not a concern when purchasing a property from us. We make sure that the property is occupied from day one so cash flow starts immediately.
Who takes care of the maintenance
We have an in-house maintenance team and contractors that we have worked with for years. We also have a maintenance emergency number for emergencies after hours. We pride ourselves in providing a quality product to keep maintenance costs to a minimum. No calls will ever come to you as an owner.
How do I get my money every month?
Majority of our clients we pay directly through a direct deposit into the account of your choice. We also provide monthly reporting detailing all monthly income expenses.
If a tenant leaves, how long does it take to get the property leased again?
Our average time from the property is vacated until a new tenant moved in is typically within 30 days.
What happens if someone tears up the property?
We use a strict screening process with all of our tenants. We also ensure that you receive a full month's rent for a security deposit. All tenants are required to carry renter's insurance with a liability portion to cover the value of the home.

How does the SFIFund Direct Turnkey Program work?
a) You as an investor buy a OH property at a discount.
b) You get the Deed, the ownership of the property.
c) The property has a renter with a seasoned lease to show credibility and rentability.
d) The payments are made to you on a monthly basis (Through a 3rd party Co. that is insured and bonded called Buckeye Property Rentals).

Who are the parties involved?
1) SFIFund LLC is a company through which Cherif Medawar, SFIFund Manager, purchase the properties and funds the rehab to sell them to the investor OR hold in the SFIFund for monthly interest.
2) The Renters who are the people that live in the home and make the payments.
3) The Investor who is the individual who buys the Turnkey property at discount off the full-face value and with full service management company in place and seasoned. Investors get a nice cash flow secured against real estate with minimum hassle.
4) The Insurance Co. that specializes in this kind of insurance for rentals and offers dwelling (property) coverage and liability coverage as well.
5) Buckeye Property Rentals, LLC is the exclusive management company who employs the Manager exclusively to rehab, rent, lease, operate and manage the SFIFund LLC Turnkey portfolio. The company manages the invoices and collects the payments on behalf of the investor and deposits the rents investor’s bank account. They also provide the investor with any issue with the property and/or renters. And they provide the investor with monthly accounting online and a year- end break down per property.
6) The SFIFund Direct Team is here to assist any investor who needs help with any paperwork in closing on a Turnkey. The team is available to answer any questions about the business model and each property. The team works hand in hand with the Buckeye Property Rentals on the ground to handle everything from A-Z with your low hassle investment(s).
May I have a Checklist of the SFIFund Direct Turnkey Buying process?

Turn Key Process:
a. Call with potential investor to help determine the price point of the investment, experience level, goal & how they will fund their Turnkey purchase (cash, 1031 exchange, financing, etc.)
b. The investor either decides on a property or the SFIFund Direct experts help to match the them with a property.
c. The investor requests the information on the specific property online OR while on the call with the SFIFund Direct expert and we send a complete Cash Flow Analysis to the investor via email.
d. We facilitate all paperwork to start and complete process. This includes the loan process if they are financing.
e. We arrange and handle all details of the closing process. We hold the investor’s hand through the investment process and then manage all the operations once the deed is transferred.
f. The new owner turns all the hassle of the property over to our experienced in house Property Management team.
What do I need to do to acquire one of these Turnkey Properties?
a) If the program were presented to you directly by me, or by one of my associates, you will be able to buy the Turnkey at the discounted price.

d) Once you selected a Turnkey property and filled out the agreement our team will contact you to review your paperwork.
How many days does it take from the day I pay you to the day I start collecting on the rent payments?
It takes approximately 14-days because we must go through the title company for the closing and transfer of deed ownership. This is just like a regular real estate transaction but it comes in with cash flow.
Do I need a special entity to buy them?
No, most investors use their name. 8 out of 10 use their name and the rest use a retirement account, a Trust, an LLC or C corp. The reason most investors use their name is because there is a liability insurance coverage that protects the investors.
How long do you think this opportunity will last? And how do you do it?

All tenants are screened through our system that checks credit, eviction & criminal records. They also must provide proof of income. We have found that most management companies only check about a third of this information which is why they have issues with problem tenants!
Once an applicant is approved then all lease signing is closed at of office. We require a full month deposit equal to one month’s rent at the time of signing. Our company policy requires all tenants to have renter’s insurance with liability coverage to protect you as the property owner.
Do I have to pay for insurance?
To clarify the investor or buyer of the Turnkey property is in fact gaining ownership through the and is responsible for paying the property tax and insurance as well as maintaining the property OR using our property management company to handle everything.
You can then remit the payments to the insurance and the county for property taxes as required (usually annually).
At year-end, our management company gives you get a recap of accounting for each property to present to your CPA. This cost is included in the Buckeye Property Rentals services. (It would cost any investor at least $200 to have a CPA do it for you, but when you buy a Turnkey from SFIFund Direct it is provided to you along with the monthly direct deposits into your bank account.)

6) The Income is within a few days of the purchase. All the work is done in advance (house is rehabbed, rented, seasoned rents, management in place etc.) so when the Investors buy they get the income almost right away.
7) The income is for a long time. Almost all the rental agreements are created for 1-3 years. Buckeye Property Rentals prepares for all leases and usually has multiple renters lined up. The goal is no lapse in lease.
8) Buying a Turnkey Rental instantly increases the investor’s financial statement.
9) It is mostly a low hassle business handled by Buckeye Property Rentals. The basic follow up on the turnkey rental business for an investor with a solid management company in place is done mostly by phone and email.
10) Investors can use tax write offs if they run the turnkey opportunity like a business. If investors try to resell the property, advertise them, attend training events and network etc., they may be able to legally write off all direct and related ordinary and necessary expenses as per IRC section 162. Please check with your CPA.
11) Investors can use their IRA savings or other retirement accounts to buy the Turnkeys and receive the high yields tax-free or tax deferred.
12) Investors may benefit from arbitrage opportunities. This happens when they can borrow at a low interest rates (available today at less than 5%) and invest in the SFIFund LLC Turnkey rentals paying over 8%. The spread is wide enough to make the investment very attractive.
13) Investors can buy life insurance using the income of a Turnkey. Buying a Turnkey can be used like an annuity that pays off a monthly insurance coverage. Using the proper type of insurance, once the property is paid off in full, the insurance could have accumulated a large cash value, easily in the upwards of $250K.
Moreover, if the investor, God forbid, dies earlier than expected, then the insurance money (usually a sum of $500K) could be a blessing for the family to cover their needs. And the Turnkey that financed the insurance monthly coverage could still be bringing income for years. Please check with an insurance broker regarding monthly fees and coverage based on your age and other conditions.
14) Investors can buy a Turnkey Rental instead of a timeshare condo. All timeshare units cost a monthly expense (Called “maintenance fee”- usually paid once a year) and an exchange fee (If the owner wants to exchange his/her week in the location they bought with another week at another resort somewhere else). Buying a Turnkey Rental however, provides the investor with income of $4,000 to $9,000 a year. This income could easily be used to pay for a week vacation on a cruise ship or most other locations around the world more flexibly and without any obligation.
15) Investors could use the high interest income to pay off lower interest debt faster. Instead of using their cash to pay off a loan of less than 5 or 6% investors could use the Turnkey, making 9% or higher, to pay down and eventually pay off the other debt they have on credit cards or other real estate that is at a lower interest rate.
16) Investors may use the Turnkey Rental as cash instruments to buy other investments such as commercial real estate and use the deed to acquire another property. The Turnkey asset can easily be used as a negotiation leverage to acquire assets creatively.
17) Turnkeys can be held anonymously through land Trusts or an anonymous entity.
18) Foreign investors could buy Turnkeys and easily invest in the US, provided they set up a US bank account. This is easily done either in person or via a US entity that could easily be established by phone or on line with an affiliated US bank account accessible anywhere around the world.
19) Investors could build credit in a C. Corp under a separate Tax ID number by selling the property at a discount to the Corporation. The C. Corporation could then legitimately build instant equity and a verifiable cash flow to quickly can obtain or increase the credit lines of the corporation for further expansions and acquisitions.
Is owning a Turnkey Rental in Ohio completely hassle free?
